We will take care of all the negotiations, all the calculations, and all the technical details behind closed doors. Once all the details are hammered out, we will report back to you with the clear and easy next steps in your mortgage approval process.   • Please be as accurate as possible when responding to each question. It will assure an accurate mortgage quote.
  • A STAMP Mortgage Guide will thoroughly review your mortgage application and will set up a consultation at your earliest convenience.
  • We will discuss your credit score and provide credit advice if necessary.
  • We will review lending and mortgage product options and learn about your financial goals.
  • We will chat about mortgage affordability and answer any outstanding questions you may have.
  • A STAMP Mortgage Guide will create a personal mortgage document checklist to best position the mortgage application for a fast approval. The client will be required to collect:

Income Documents

  • If salary- Letter of Employment (Sample Letter Provided) and Latest Paystub.
  • If hourly- Letter of Employment (Sample Letter Provided), latest paystub, last two years of T4s.
  • If self employed- Last two years of Notice of Assessment, last two years T1 General, last two years Business Financials, and Incorporation documents (if available).

Down Payment Source

  • Lenders will require verification of a 90-day history of funds for down payment. This may include savings account bank statements, investment summary, or gift letter fund confirmation.

Currently Owned Property (If Applicable)

  • Provide latest mortgage statement
  • Provide latest property tax statement
  • Provide rental lease agreement 
  • List of document requirements will increase with the complexity of the application.
  • Once the mortgage application is finalized and the required documents are collected, all information will be submitted to the preferred lender for pre/approval.
  • Once you have received an accepted offer to purchase your home, the following documents will be collected from your Realtor:
    • Purchase Agreement
    • MLS Listing Sheet
    • Property Disclosure Statement
    • Form B (Strata Documents)
  • A STAMP Mortgage Guide will send you the following approval documents for your signature:
    • Mortgage Commitment Letter- Outlines mortgage terms and details
    • Credit Disclosure- Spells out the interest costs and any fees with your mortgage.
    • Interest Disclosure- Identifies the parties involved in the transaction and 
    • Mortgage Protection Insurance- Discussed and accepted/rejected by law.
  • Approximately one week prior to your completion date, your notary or lawyer office will contact you to complete the following paperwork:
    • Review the final mortgage documents
    • Bring bank draft with Down Payment and Closing Costs (if applicable)
    • Bring two pieces of ID
    • Sign the final mortgage documents
